1. Meet for a Personalized Home Assessment & Walk-Thru

When you make the decision to sell a property, whether it’s your current home, or an investment property, it requires good information. To help inform you, we start by getting to know your personal situation and learning about the property. What makes your home unique? What qualities made you want to purchase it? How has it changed under your ownership? Walking through the property and learning these details will help us to advise you correctly to highlight the best parts of your home and showcase its value.

2. Review Market Data and Conditions

Once we have had the chance to see your home and discuss your needs, our team will gather all the relevant information about your home and compile it along with data on the local market as well as several comparable sold listings. This will all go into a marketing proposal that we will provide (in physical or digital format) to help you understand the value of your property and current market trends. With this information we can help ensure that your home sells for the best price while accounting for all factors.

3. Home Preparation & Virtual Staging

One of the key factors in selling a home is its condition. As part of the preparation to go on the market, we will walk through your home with you and advise on final preparation and staging. This will help you to be ready for our professional photographer to take the best photos of your home and will also help us with the drone tour to make one of our famous listing videos!

We are also starting to offer virtual staging of key rooms which can help buyers visualize what a room will look like with furniture.

4. Now it’s time to get the WORD out!

We do a full spread of advertising on all the homes we list. Along with the obvious posting on the multiple listing service, it includes targeted digital marketing, social media and video advertising, email marketing and personalized 1 to 1 outreach to the right buyer. We also provide full color flyers, hold open houses, and send mail pieces when appropriate.

5. From Active to Under Contract

While your home is active on the market, we will monitor interest, keep you updated on feedback and advise you when prospective buyers place any offers. Once you receive an offer that best suits your interests, you will sign to accept and be Under Contract! While under contract we will help pass on any relevant disclosures and be there to coordinate with the buyer’s agent so they may complete any needed inspections or appraisals before closing.

6. Close & Celebrate!

We will coordinate the time for you to meet with the title company to sign the documents required for closing – or if needed have them sent to you for convenience. It usually takes 24 hours for closings to record here in Utah, but once that happens, we notify you and celebrate!
